Here at VMH, we know that this is a difficult and confusing time. With ever-changing regulations & restrictions due to the Covid-19 pandemic, we would like to provide a little advice to buyers and sellers.
Advice for property sellers
Can I still have a presale valuation of my property?
During this time, we can provide you with a desk top valuation and our Directors are more than happy to discuss your potential sale with you by:
- Phone – we will talk you through the current situation & find out more about your home. We’ll also advise you of the process of selling your property.
- Via a video call – take us on a virtual tour to give us a good idea of the size and condition of your home.
- Drop us an email (email@example.com) and include photos or a brief description of the accommodation.
Whichever way you decide to make contact, we will follow up our chat with an email. Here we will break down our marketing strategy and the costs involved in selling your property.
Have property sales been suspended in Scotland because of COVID-19?
No, they have not. Registers of Scotland, the Law Society of Scotland and UK Finance have all worked together to agree interim measures to allow certain transactions to complete. This is on the basis that it is safe to do so given the current social distances guidance.
Each transaction is different, and many rely on 3rd parties. Speak to your solicitor who will be able to guide you on whether your transaction can complete.
There are daily developments and yesterday emergency legislation was passed which, among other things, allows the Registers of Scotland to function in such a way that new applications can be accepted digitally whilst they are temporarily unable to receive applications by post.
If you have a sale/purchase transaction due to settle, or just a general query about the market or process, please speak to your conveyancing solicitor for more info.
Advice for buyers
Are many properties on the market?
The short answer is Yes!
Can I attend property viewings?
As per the government’s advice, you should not visit anyone and so in person property viewings are currently not available.
However, some of our Sellers are providing short video tours of their home which you can view on our YouTube channel. This will allow you to view a property from the safety of your own home.
We can also provide information about the property and area over the phone or by email. Property details are available to download from our website.
If you are concerned about your property sale or purchase, please do contact us. We are here to help.
This is a very serious situation and we ask you all to take care and stay safe. We are here with you now and we will be here for you once the pandemic is over.
