What makes up a Home Report?

A Home Report is commissioned by a Seller for the benefit of the Purchaser and their lenders.  It is a legal requirement in Scotland and must be obtained before you can market your property. Home Reports have been compulsory in Scotland since their introduction in 2008. There are some exceptions to this rule, for example newly built homes sold off plan do not require a Home Report.

A Home Report is made up of 3 important components –

  1. The Single Survey incorporating a Mortgage Valuation Report
  2. Energy Performance Certificate (EPC)
  3. Seller’s Property Questionnaire

Each of these provides important information for buyers and lenders, and all play an essential role when purchasing a home.

Let’s explain…

The Single Survey is a detailed inspection of the property carried out by a qualified Chartered Surveyor. This includes an assessment of the property’s condition, the valuation of the property and information on any necessary repairs. The surveyor uses a category rating system (1-3) to highlight issues.

Category 1: No immediate repairs needed

Category 2: Some repairs or maintenance are required

Category 3: Urgent repairs are necessary

This helps buyers quickly understand any areas that may need attention now or in the future.

The Energy Performance Certificate (EPC) gives a clear summary of how energy efficient the property is, the type of fuel used in the property and the estimated running costs. A valuable and often overlooked part of the EPC is the recommended improvements report which outlines potential upgrades alongside estimated costs and likely benefits. The EPC provides a grade for the property from A to G, with A being the best.

A Seller will complete a Property Questionnaire when they are ready to market their property and this forms part of the Home Report pack. This provides helpful information to buyers about the property that the survey will not cover. This is such information that only the seller may know, for example, the council tax banding, whether there is any factor or resident’s association and whether there have been any alterations or improvements. Sellers must answer truthfully and cannot be misleading or provide incomplete information.
