Viewings are essential to selling your Edinburgh property, so don’t leave this make or break process to chance; give yourself every advantage possible and make those repairs before going to market.

When showing potential buyers around a property you want them to imagine themselves living there, not tallying up a mental list of repairs that they’ll need to do. If there are multiple problems with a property then there’s a risk of driving away large numbers of potential buyers or for potential buyers to start offering below the asking price.

These problems are all easily preventable with a few repairs and some time and effort to get your home looking its best.

KITCHEN

The kitchen is, for many families, where a lot of time is spent, so it’s important to make sure everything looks great and the room seems inviting. Make sure to fix any leaky taps and to remove limescale from the sink area.

It may seem like a bit much but it’s also a good idea to make sure to clean your oven. Again, the most important thing is for the buyer to imagine themselves living in the property and so it’s a good idea to remove any potential distractions.

BATHROOM

As with the kitchen, make sure to fix any leaky taps and to remove limescale, especially from places you might not normally look at. Take time to replace any cracked or broken tiles; this is a quick and easy fix but will immediately improve your bathroom if it’s beginning to look run-down.

It’s also worthwhile to replace the sealing around your bath or shower as this will make the bathroom feel fresher and cleaner and nothing’s going to put a buyer off quite like mould around the bath.

Make sure your bathroom has a proper working lock! It may be something your household has got used to but potential buyers will notice and it’s unlikely to impress.

ROOF

First impressions are everything, so before organising a viewing it’s important to make sure your property’s exterior looks its best. Fix any loose slates or tiles and clear any moss from the building exterior as well as cleaning the guttering along the roof.

If there are any structural problems with the roof then it’s vital to get it fixed or to have the roof replaced. The need for a new roof is going to drive away the vast majority of potential buyers and those that do still make an offer are going to massively reduce their bid.

PAINT

One of the quickest and easiest changes you can make around the house is giving the walls and ceilings a fresh coat of paint. It’s a cheap way to liven up a dull room and will help to cover any discolouring caused by smoking and age.

Try to fill in any holes in the wall with plaster and then sand till smooth before painting and remember to paint using neutral colours to appeal to as many people as you can.
